Building Regulations
All building work has to comply with the building regulations, which are part of the Building Act 1984 (Amended by the building regulations act 1991). These regulations stipulate the precise method of constructing a building in, at the moment, 13 different areas of construction. The regulations are updated, amended or changed from time to time and your builder should be conversant with the changes, via the architect/design consultant.
There is a legal requirement for all new building work to comply with building regulations and even when no planning permission is needed, building regulations may be. You can get this advice from your Local Authority.
Where building regulations have to be complied with, the “Building Control” office of your local council will appoint an officer to inspect the work at regular intervals to make sure it complies.
We can provide plans for any project to comply with Building Regulations and gain consent to build by means of a ‘Full Plans Application’. This can be made to the Local Authority Building Control (LABC) department.
Structural
We provide professional services for all building types both residential and commercial. Our projects range from small domestic to major projects of framed and multi-storey design.
Our design expertise encompasses all conventionally adopted materials using recognised and advanced techniques.
We regularly design projects of reinforced concrete and steel framed construction, steel concrete and other composite construction, masonry, timber, structural aluminium and glass construction.
Design is fully supported with computer structural analysis design aids and tools and drawings are produced using CAD facilities. We value highly and ensure development of a close working relationship with the client and other design professionals.
Feasibility Study
Our services include feasibility studies in respect of your land and buildings/property portfolio and preparing development appraisals to advise you of your planning options.
Appraisals may include planning history, policy research and enquiries with local planning authorities and statutory bodies. We can also be involved in the preparation of initial development proposals and liaison and consultation with other professionals and consultants as necessary.
Planning Appeals
Should you have an application for planning permission or a Certificate of Lawfulness refused you have the right to appeal to the Secretary of State against this decision. Such appeals are considered on behalf of the Secretary of State by an independent Planning Inspector who will consider the merits of the proposal and issue a decision on whether consent should be granted. We provide a full service of lodging appeals and providing the necessary evidence in support of why the appeal should be allowed.
Commonly appeals are addressed by way of ‘written representations’ whereby the case of the appellant and the local authority is set out in a written statement. Alternatively appeals can be considered through an informal hearing or a public inquiry. As well as providing a written justification for the written representations procedure we can represent you should you decide upon either a hearing or a public inquiry.
Lease Plans
One of our specialist planners will visit your property to take measurements, details and draw a detailed plan of the property including any communal and outside areas.
Our CAD team use the information gathered to produce your Land Registry compliant Lease Plans or Title Plans
Once approved we print and post 4 hard copies of each plan to your postal address. If any changes are requested these are done free of charge.
